Step 3. Schedule Showings

Once the listing is live, the next step is to schedule showings for potential buyers. We will arrange showings at times that are most convenient for you and you will approve each showing time. When an offer comes in, we'll review the options together—whether to accept, reject, or counter. We'll only move forward if you're completely satisfied with the agreement.

Step 4. Completing the Sale

After the agreement is accepted, the buyer will provide a certified cheque or bank draft for the deposit. Next, we'll address any conditions included in the agreement, such as financing and inspection. On closing day, your lawyer will handle the official transfer of ownership to the buyer and transfer your proceeds. Congratulations, you've officially sold your home!

Yes, every single property we list goes on to the MLS, realtor.ca and many more real estate websites (unless the seller requests otherwise).
The commission rate of 2.5% was fine when the average price was around $300,000 but as home prices skyrocketed so did the commission even though the job has stayed the same. We simply want to take the industry back to a time where people received the service they wanted at a fair price. We want to focus on service NOT commission.
Besides our extensive advertising, we rely a lot on word of mouth. When we provide you with exceptional service you are more likely to refer us to your friends and family. This, in turn, rewards us with more business and there is nothing we cherish more than referrals from satisfied clients. We look to build long-term relationships with our clients, as we like to say we are in the relationship business, not the commission business.
This is completely up to you, however we recommend that you do offer the standard commission in your city (typically 2% or 2.5%) for the buyer's agent. This is to create an incentive for all the buyer agents in your area to bring their clients to your home. This will get more buyers interested in the hopes of driving up the price.
Yes, you may cancel the listing at any time without any fees or penalties. We do not lock our client’s into lengthy contracts like some brokerages.
Our fee is only paid when the property is successfully sold and the deal has closed. Basically, it’s free until you get the result you want.
